Trust Development offers complete commercial and investment property development services in urban renewal areas of north of Downtown Nashville.

The company focuses specifically on four neighborhoods in the Capitol District, including Germantown, Salemtown, Historic Buena Vista and Hope Gardens.

Germantown is one of the most architecturally heterogeneous neighborhoods in the city of Nashville. The eight-block area contains a wide variety of styles and types of residences built between the 1840s and today. The boundaries of the neighborhood lie between Rosa Parks Boulevard on the west, Hume Street on the North, Third Avenue North on the east and Jefferson Street on the south. Germantown has also seen an explosive growth in dining, featuring some of the most acclaimed restaurants in the Nashville core, including City House, SILO, Monnell’s, Rolf & Daughters, and more.

As the explosive revitalization of Germantown moves north, Trust has seen Salemtown become a prime neighborhood for urban living near the urban core. Projects such as Morgan Park Place, The Lofts at Taylor Place and The Lofts at Werthan Mills are two examples of tremendous success in that area. Trust’s own project, Fifth and Garfield, a collection of 8 city homes, was a successful project that has continued to help revitalize this neighborhood. Salemtown is a neighborhood that has been primed for redevelopment. The last two years of development has shown this to be true. The diversity of this neighborhood has attracted newcomers both young and old. The continued growth of residential living in this area as well as the arrival of new commercial establishments have helped revitalization continue.

Trust Development believes another area that has been primed for major growth and revitalization is Historic Buena Vista. This neighborhood runs along the west of Rosa Parks Boulevard and to both the North and South of Jefferson Street. The Metro Development and Housing Agency designated the Buena Vista neighborhood as a Neighborhood Strategy Area, making it eligible for Community Development Block Grant funding. The funding is designated to include city enhancements, such as new streetscaping and sidewalks, street and entry signage, additional lighting and green space improvements.

As Trust Development continues to develop properties in the Nashville core, Hope Gardens is ready for explosive growth as the Capitol View project breaks ground. Capitol View in front of the Hope Gardens neighborhood from 11th Avenue North to Charlotte Avenue. With over 1M Square Feet of Office Space and over 1100 Residential Units, this allows for Hope Gardens to be open to explosive growth in the years ahead.

Jim Creason

Jim Creason is the Founder and Partner in Trust. Jim is a serial entrepreneur having founded over five companies in the health care, call center and real estate industries. Jim is responsible for the overall architectural, construction and design direction of the firm.

Jim currently serves as Chief Operating Officer of Censis Technologies, Inc., a healthcare technology company based in Franklin, TN. In addition, he serves as Chairman of the Board of Directors and is a co-founder of CenterTel Management Group, Inc., a holding company focused on call center management services.

Jim, an avid philanthropist, has served on various boards of philanthropic organizations in the Middle Tennessee area including The Better Business Bureau of Middle Tennessee, The Community Resource Center and The Heritage Foundation of Franklin and Williamson County. He is a past founder and board member of A Vintage Affair. He also serves as Treasurer of the Comprehensive Care Center, a Nashville based outpatient medical facility dedicated to advancing and coordinating care, research and treatment of people living with HIV/AIDS. He was most recently appointed as the Treasurer of the Board of Directors of Nashville CARES, Tennessee’s largest HIV/AIDS organization.

Trust Development is very thorough and pragmatic about selecting and negotiating the purchase of a site for development. As they say; Location, Location, Location. Just steps away from enriching history and culture, the city homes at Fifth and Garfield is one of Trust Development’s first multi-dwelling infill projects in Salemtown. LUXUS Germantown is a continuation of the last successful Trust Development located just north in Salemtown. Trust Development retained the services of rootARCH to design an exterior project that will be uniquely complementary of the existing historic features of many original residences in Germantown. The exterior of this new project will be a contemporary interpretation of the Second Empire Victorian style comprised of brick and stone. Mansard roofs will be prominent while appointments such as wrought iron and gas lamps will be just some of the street scape elements.

Trust Development has assembled a strong team of design, real estate and construction professionals as it desires to see the success of the FIFTH & GARFIELD ROW HOMES project continued. LUXUS Germantown located at the south east corner of 5th Ave North and Monroe Street, is within the Germantown Historic Overlay District and has already obtained approval by The Metropolitan Historical Zoning Commission of Nashville and Davidson County.

LUXUS Germantown is located just north of the downtown Farmer’s Market and a block from notable restaurants Mad Platter, Germantown Café, City House, Silo, and the newly opened Rolf and Daughters. The homes are priced from the 400’s to 900’s. Each home offers many upgrades not typically included in other new developments in the area.

GRAMERCY is a continuation of Trust’s focus on high-end residential development in the Capitol District including Germantown, Salemtown, Hope Gardens and Historic Buena Vista.

rootARCH continues to work with Trust Development on unique design concepts that are sensitive and respectful of the areas the Trust Development is developing. This is one of the most unique corners in Historic Germantown and Trust Development is proud to be finally giving the neighborhood a development of this magnitude to contribute to the history of the area.

The exterior of this new 2014 project will be a contemporary interpretation of Flemish architecture inspired by European developments in both Germany and Amsterdam. Signature elements to Trust Development projects included in projects like GRAMERCY and FIFTH AND GARFIELD ROW HOMES are roof top terraces and appointments such as wrought iron and gas lamps.

Trust Development has had the pleasure of working on projects in various urban renewal areas of Nashville. One of Trust Development’s first projects included The Clayton on 6th Avenue North.

The Clayton on 6th Avenue North, earned the distinctive Preservation Award for Infill projects as commissioned by The Metropolitan Historical Commission of Nashville and Davidson County. The award was presented to the company at the 32nd Annual Preservation Awards Ceremony at the Nashville Public Library in May of 2007 by Mayor Bill Purcell, Commission Chairman Reaves Mitchell and Executive Director Ann Roberts.

The Clayton on 6th Ave. North consists of four homes designed by noted local historic replica home designer Lynn Taylor of Taylor Made Plans, built by Ian Lewis of Timberline Custom Homes and detailed by local designer Star Moberg of Simply Star Designs.

North Nashville-based boutique residential developer Trust Development has a key piece of Germantown property under contract and is considering a mixed-use development for the site. The project is still in the preliminary phase and, as such, Trust Development is still in the process of finalizing specifics on the project.

The site includes two parcels, with the addresses 1233 and 1235 Fifth Ave. N. There is no building on the property, which serves as a garden lot. Trust Development is planning to move forward on what would would be the first commercial development at the southwest corner of the intersection of Fifth Avenue North and Monroe Street.
